Why Concrete Sinks — and How We Fix It
Concrete doesn't sink on its own. It sinks because the soil beneath it erodes, washes out, or compacts over time — leaving a void that the slab eventually settles into. Traditional repair methods fill that void by tearing out the old concrete and pouring new. That's expensive, slow, and disruptive.
Polyurethane foam injection takes a different approach. We fill the void from below — lifting the slab back to its original position without ever removing it. The foam cures in minutes, bonds to the soil and concrete, and creates a stable, waterproof base that won't wash out again.

Precision Drilling
We drill small holes (about 3/8") through the concrete at the mapped injection points. These holes are strategically placed to give us access to the voids beneath the slab. The holes are so small they're nearly invisible after patching — nothing like the large cores required by older mudjacking methods.

Foam Injection & Lifting
High-density polyurethane foam is injected through the drill holes under controlled pressure. The two-part foam expands rapidly, filling voids, compacting loose soil, and lifting the concrete slab back to grade. Our technician monitors the lift in real time — stopping at exactly the right height for a level, even surface.

Hole Patching & Cleanup

How long does the foam last?
High-density polyurethane foam is designed to last the life of the concrete. It doesn't break down, wash out, or compress over time the way soil or mudjacking slurry can. Most manufacturers rate it for 50+ years.
Will the holes show after patching?
In most cases, the patched holes are barely noticeable. We use a color-matched compound and finish them flush with the surface. Over time, weathering blends them in further.
Can you level concrete near my pool without draining it?
Yes. Our process requires no excavation and no heavy equipment near the pool. We work around the pool deck without disturbing the water, landscaping, or surrounding structures.
What if my concrete is cracked — can it still be leveled?
Cracked concrete can often still be leveled. If the crack is a result of settlement (the slab shifted), lifting it back to grade can close or reduce the crack. Severely deteriorated concrete may need replacement, which we'll tell you upfront.
